Applying for planning for Exercise Room on GAA grounds - Do i need Assigned certifier

    As the title goes:
    My local GAA club are applying for a lottery grant and part of the development is for new floodlighting system as well as construction of approx 100m2 Exercise/equipment room adjacent to dressing rooms.
    I am a draughtsman and  have been tasked with the panning application.
    The question I have is regarding an assigned certifier - Am i right in thinking that if we click 'opt out' on the BCMS (in online commencement notice) that our builder will be ample enough to do adequate sign-off on the new building. It has no services apart from electrical?
    All advise would be appreciated.

    the opt out is only allowed for detached stand alone dwellings and domestic extensions over 40 sq m

    This will need a FSC and DAC by the sounds of it too.

    Just to agree with the two lads above.

    Assigned and Design Certifier, Fire Safety Certificate and Disability Access Certificate all required.

    Also be ware that there is a new Part L coming down the line for non-domestic buildings so you may also need to meet that if the build doesn't start relatively soon.

    100% agree to all of the above.

    You can still apply for the planning (subject to your design etc).
    But an Assigned Certifier and Design Certifier will need to be appointed (could be same person).
    Fire Cert Required.
    Disability Access Cert Required.
