Refused planning

    Hi there,

    So been refused planning for a Bungalow in Co Roscommon.

    Under housing needs we have been refused.

    We had a house previously built in 2007 and this seems to be a major factor why it was refused.

    In 2014 new regulations I belive came in that only allow the building of one house, is that correct? Should this affect me as I built before this?

    Any advise on what I can do now, is there any point in appealing?

    It is beside my mother and father on our own land. The ideas was to be closer to them.

    I do not have any children.

    My husband is gone for long periods of time with work and I would be left alone during these periods.

    There is nothing suitable to purchase in the area.

    Did your agent not carry out a local needs assessment prior to lodging?
    The previous house would have been a red flag to this application.

    It was never referred to as an issue. Apparently it is a new thing in this region asking for the supplementary information.

    Did you have a pre planning meeting?

    We are getting ready to make an application in Roscommon and had a pre planning meeting, we were told that everything was fine for what we were looking for but really needed to prove our local needs with letters from national schools, local priest, gaa/soccer clubs. I have found that it is something that the planners seem to big on and you have to really prove your local needs.

    You may have an option to appeal on the grounds of your parent(s) being elderly and needing you to be close to them. Your property would need to have downstairs bedroom and disabled access bathroom.
    Contact a planning consultant in your area and ask them for advice.
