Making adjustments to existing planning

    We were granted full planning 2 years ago for a 1.5 storey house in Galway. We are getting ready to tender for the build but construction prices seem higher than initially anticipated. To counter the hike in prices we are considering some minor alts. Can anyone shed some light on the proceedure? ie forget garage & extension; reduce floor to ceiling rear windows and change french doors to standard patio.

    I'm no help for any of the other bits but speaking from experience - if at all possible you should try to build your garage at the same time.
    We didn't and are facing a much more expensive build now because we have to get builder, digger man, roofer, plasterer, electrician... to come back and could definitely have gotten a better deal had we just gone on with it at the time.

    You need to sit down with the person signing off on the works and see what they can determine as substantial compliance and show you options to reduce the bill without effecting the grant of permission.

    No point making loads of changes and been left with something that's not in compliance and you have to seek retention for anyway.
