A survey when buying a house, what maps are required

    Asking for a friend - he has recently bought a house, now it's all down to the solicitor etc. His solicitor rang him today to ask him to get an engineer etc to carry out a survey of the house. He was told he will need maps for the engineer....he didn't think to ask all the necessary questions, now he wants to know what kind of maps? Perhaps someone has been through the process recently and can enlighten him on where to source the maps, what type of map, and an idea of the cost..... he's all new to this, so would appreciate help, and any advice on cost cutting etc. He does know a local engineer, but wants to get everything moving along in relation to his new (to him) house. Thanks.

    Have you seem the OSI maps used for planning, you get them online, digital copy, single use I believe, about 80 euro

    1. A copy of the folio maps showing the site your friend is purchasing - your solicitor should have or have access to a copy. landdirect.ie might be of help.
    2. A copy of the planning permission for the house/development including the maps that came with it. This can be gotten online or from the local authority offices.

    One of the things the engineer or surveyor will have to check (assuming it is part of what you are paying him to do) is that the site on which the building has planning permission matches the site that is currently being sold. A couple of things:

    a. The solicitor should have been more explicit that "you will need maps for the engineer" - he/she may or may not have access to some of those maps now and will definitely have to have them before any sale is completed as they will be part of the conveyancing documentation.
    b. There is no point rushing around spending money on "maps" without knowing exactly what you need - talk to the engineer and ask him!

    Thank you all very much for your useful advice. The process of him buying the house has been daunting, since putting in offers, waiting around for next move, and now waiting a number of weeks since the deposit has been paid. But all very exciting..... thanks again, I have passed on your advice. Here's to the housewarming :P
