council percolation test results

    Hi Guys, Not sure if this is the right place, but there is a big development happening locally in an area that is a flood plain. Does anyone know how to access the results of percolation tests carried out by the local council? Its a SDCC location.
    Any pointers would be greatly appreciated.

    Percolation tests are done when your planning on discharging foul water to the ground.

    That won't be done with a large development.

    Therefore there won't be percolation test results.

    Cheers for the reply. Do you know what they have to do to confirm that flooding wont be an issue? They have the name of the company who carried out flood tests, but I'm wondering can we get hold of the tests done and the results? Basically, they are building on a marsh, and the whole area is a flood plain, but are saying its all ok. SO we are just making sure that corners are not being cut due to the 'housing crisis'. Before all of this happened they had machines in the field that were on a huge tripod with a drill in the middle digging into the ground A bit like this except a longer drill and on a big tripod device.

    Is this private development?
    If so then the council don't do the tests or stand over them. The private Developer carries out the tests through his engineer. They then design the scheme to suit.

    Its a Public Private Partnership, so its council tendering out the development

    If flooding is your concern "percolation tests" may not necessarily be what you are looking for.

    Most planning authorities will request a "Flood Impact Report" or some other similarly named item during the planning process for a development near a potential flooding area. This could probably be your first step.

    In terms of more limited "flash" flooding caused by heavy rainfall you should look for the "SUDS"* design, also in the planning application. If disposal of surface (i.e. rain water) is proposed on the site then a percolation test will have been carried out for this. This is usually based on a standard called BRE 365. If you see that standard mentioned in the surface water designs that are part of the planning application that will signal the percolation test results.

    SUDS = Sustainable Urban Drainage Systems.

    The only publicly available design documentation will be what is included in the planning application. Anything else will not be available to the public. I suspect the new BCARs regime may change that in time. Alternatively FOI could help but you need to be very specific in your request as to what you want and it will take time and money for professional guidance.
