    hi,
we are interested in a site in Wicklow for which a previous (conditional) planning permission was granted but expired couple of years ago. I got the planning on the phone and advise I would find it challenging to get permission because 1- we only live in the area for 3 years (need 7 years) 2- need economical reason (we work in Dublin/tullow... however, i can still apply... :p
Am I wasting my time/money attempting to apply for a new planning ?
    cheers

If you can't demonstrate a housing need, then, yes you are wasting your time and money. A planning app could cost you nearly 20K to include all professional reports.

looking at the previous expired planning . the site does not havea Section 47 condition attached..
also, can i possibly use for a new application the architect design supplied from the previous application in eplan ? house design look quiet cool in all fairness

What part of Wicklow is it in?

You'll find planning is incredibly difficult to get in parts of Wicklow unless you're local to the area. Presumably this is due to its proximity to Dublin influx of Dubs.
