    Hello

    I need some advice.
    My friend wishes to evict tenants from an property he owns, they have been there for the past 4-5 years & are unwilling to leave as the rent is low compared to surrounding areas.
    His son wishes to move into the property. Is there an sample termination notice that he can provide.
    Is there any information that he should know about. Does he need to get solicitors involved.

    Have seen examples on below.

    In theory, there is no need to get solicitors involved but in reality if he hasn't a clue he should get professional advice. Getting it wrong and being hauled through the RTb and having to do it all again is a nightmare.

    If the landlord needs the property for their own use or for an immediate family member, you must be given the following information in writing, along with the notice of termination: the person’s name; their relationship to the landlord; and how long they will occupy the dwelling. The notice must also include a statutory declaration stating that the landlord needs the property for their own use or for an immediate family member. The RTB’s sample notice of termination when the landlord needs the property (pdf) contains the required information and a sample statutory declaration.
