    Hi, what items are normally included in the price when a seller sells his/her house? Fitted kitchen? Furniture? Thanks.

    Contract outlines what's in it. But always count on nothing. If it's not mentioned anywhere, it's most likely not in it.

    Some people even take the light bulbs out when they sell up. Don't count on anything being left unless written into the contract.

    Fitted kitchen DOES NOT, become a 'fixture' and there fore does not necessarily have to be included according to one fairly reliable poster here and in LD - IIRC. So make sure larger items like that are written into the contract by the solicitor.

    As per the previous comments- assume there is absolutely nothing included in the sale. It is pretty mean spirited to take the light bulbs out- but its not unheard of. Light fixtures and fittings- are seen as fair game by some people. Fitted kitchen- is also- entirely contrary to what you'd imagine- is not necessarily included.

    In short- tie down what you'd like in the contract- and if its not in the contract- assume you're not getting it- and if you do- its a happy day.

    Just assuming the other way around: what if the vendor leaves more stuff in like beds that he couldn't be arsed to remove or puts everything in the shed and leaves it there?

    If there is stuff left behind, then vacant possession is not being given. Refuse to close until the house is cleared. The only time this doesn't happen is if the owner has put in a special condition otherwise. The purchaser should not waste money on a skip.

    General rule of thumb is if you took the house and turned it upside down then everything that stays attached should be deemed the house. But it comes down to black and white of sales contract. Best thing is to clarify with selling agent. This works both ways as you may want stuff cleared out of house too. Outside of say an integrated kitchen I wouldnt assume anything comes with house as an assumed starting point when bidding!
