Repair of damage in common areas of apartment building

    Who is responsible for damage to common areas in an apartment building, say for instance a communal corridor suffers from water damage or a sizable leak is discovered within the building, is the management company responsible for repairs, or are repairs funded by the individual unit owners ?

    Eventuallty the residents will pay. If the MC pays out they'll have to increase the charges to cover the costs, they have to maintain the sinking fund at a certain level.

    The excess is usually high for MUDs, IIRC ours if €5k. So depends on the amount of damage, but as I said even if they claim the excess will have to be paid by the residents eventually.

    The management company are the individual unit owners.
