New Build- unconditional contract

    Is it normal for estate agents to want unconditional contracts for new builds?

    We are interested in a new build but have been asked to sign an unconditional contract. Is this type of contract standard? They said on the phone solicitors (for the buyer) try to change it to conditional but the developer won't accept it.

    Most contracts for property are subject to survey and mortgage, so this is unusual.

    Likely that the builder wants cash buyers and no messing. However, there is also the potential that there are title issues or similar.
