Under construction Insurance

This may not entirely relevant here but hopefully someone can give us a steer on this from the farming community!

We (myself and my wife) are about to begin a house extension and partial refurbishment. Mortgage of €200k, the house is 100 years old and will be occupied by a parent over the duration of the build (9 month contract).

We have been approved for the mortgage and have been told we must have "under construction" insurance to cover for fire (the bank requires this prior to first draw down). The house is being transferred over to me at the moment.

Finding it very hard to get a quote for this. Has anybody come across this or could direct to a firm that provides this cover?

The house is a family farmhouse and we can't be the only people who have ever gone down this route.

    Any help appreciated.

Did something similar here a few years back, extension and renovated old farm house(not as old as yours). Not sure if it's the same but got selfbuild insurance with fbd. It was a few years ago now, not sure if they still quote for it.

I did the same with FBD back in 2010/2011 - House Under Construction Insurance.

When building my house, I got Insurance to cover all risks inc injuries to workmen, public liability etc, etc, as well as damage to the property
Arranged through a broker, think it was with Aviva ... cost circa €1200 for 12 months or €1500 for 18 months.

Zurich did mine. My broker was Munster group in Ennis.

Because I had an insured contractor- I didn't need to get insurance for the workers. It may be different to you because it will be occupied and may just need extra insurance covering value of extension.

Will the banks insurance not cover you for the year of build?

Mortgage is with AIB and they are insisting on us the owners having a policy in our name for the duration of the build. The contractor will cover the house as well -new build part and the old house (where some works will happen). Seems some duplication there but I guess the devil is in the detail as to what is covered by each party. AIB wanted specific cover for fire.

As it happens FBD confirmed today that they will provide cover (and the quote is reasonable).

    Thanks for the replies.
