Putting the hot tank in the attic..

    Howdy folks,

    Just looking for some advice here. I have a 2 storey, 3 bed house. End terrace, nothing unusual or fancy. Fairly run of the mill.

    I have a hot tank on the 1st floor, which is beside the chimney breast which runs up through the centre of the house (the chimney breast is in the middle of the house, and doesnt affect or touch next door's house).

    I want to collapse the breast, take the chimney off the roof, and put the hot tank in the attic. The idea being that all of the rooms in the house will be bigger as a result of the hotpress and chimney breast being gone.


    The roof has a low pitch on it. It's an apex roof and at the centre, it's highest point, it's about 5 foot tall I'd guess.

    I know that to have a properly functioning water system, i need a hot tank and a cold water tank, and the cold one has to be above the hot one. The higher, the better, in terms of water pressure (or at least, that's what im lead to believe, could be wrong).


    I have a plumber and a builder popping over next week (tuesday is the rough plan).

    Before they arrive, i'd like to just ask if anyone has done this, has any practical advice, or any tips, suggestions etc.?

    I am just trying to find my feet a little bit, before the lads arrive and start telling me what I need to be doing.

    I've been given a very rough figure of about €5k to get this done. (collapse breast, remove chimney, put hot tank in attic) which seems reasonable to me.

    Anything I should know or any potential issues I should be aware of, would anyone know?

    It seems a relatively straight forward job (to my mind) but i cant find a lot on Google about it. It's more the roof pitch that has me slightly concerned.

    I'd suggest getting a structural engineer to look it over. You'll most likely find that the what you want to remove is holding the house together to some point. Personally I wouldn't trust a general builder with designing this job. He may be fine to carry out the work but I'd want an engineer to tell him how to do it safely

    Edit:I've seen an immersion cause a serious house fire in the attic before so I'm not a fan of putting one in the attic. Fire gets a good hold before you realise in the attic. The wiring for this must be done by a REC & it's very important that you get a cert. I would also get the electrictrican to install a wired rather than a battery operated smoke detector in the attic. You'll sleep better knowing that you have this protection
