    Does anybody have an idea how planners validate a planning application?
    Do they have ways of ascertaining if a person already is a homeowner, how do they verify if you have lived in an area?

    Im assuming just for having lived in an area, bank statements suffice. I got planning in a local needs area and I'd to get a letter from primary school that I went to school there and a letter from priest that I was baptised, communion and confirmation in parish....crazy stuff imo. Another letter from peace commissioner was used to confirm I didn't already own a house.

    Trouble is I don't think the council will give a list of what's accepted, they just say provide proof.

    My first application was sent back looking for "further information" which was really a direction to change the house design as it wasnt in line with rural house guidelines, blame my architect for that one. Planner wouldn't give a preplanning meeting, which would have been easier, after a few phone calls that turned into arguments, he eventually directed to another council website (I'm in louth and was directed to Cork planning website) that has the guidlines detailed and once house was redesigned then planning went through OK.

    They'll also check the local development plan to ensure its not in conflict with that. One other thing they wanted was all the windows to have a vertical aspect to them, so window frames are made with a number of narrow width but full length panes, not sure why they insisted on that.
