New Bathrooms - expected costs

    Hi everyone.

    I've lived in my current property for 18 months and before I moved in, I replaced all the flooring (excluding bathrooms), put in a new kitchen and had the place repainted fully. I also had a pump fitted in the hot press which has improved the water pressure for showers dramatically.

    Now after waiting a while, I'm considering doing the main bathroom and the en suite (I also have a downstairs WC which I would consider replacing if it wasnt much extra - its very basic).

    My question is - how much should I budget for these works? I've potentially some problems that I hope this refit would solve, and this is mostly why I want to rip and replace whats there.

    1. The main bathroom - it doesnt have mixer taps and is very dated (almost 20 years old). It is also a strange set up in that if you want to fill the bath, you have to use the shower which is very annoying.

    2. The ensuite - we basically don't/cant use this room currently. This shower has a mixer tap but its broken so you can either have freezing water or scalding water, theres no in between. The workings of the shower are behind tiles so I don't see a way of fixing this without ripping tiles out - feel free to correct me if I'm wrong. A secondary issue is that we occasionally get a bad smell coming from the drain on this shower, but I think if we actually used it, this problem wouldn't be an issue, but all the same I'd like someone to take a look as to why this happens at all. Currently we try to run some water through it every few weeks to stop the smell, but if we forget then thats when it happens.

    So, I'd like to do something of good quality that will give a clean bright and modern look without costing too much.

    I called a local firm this morning and they quoted me €7-8k per room (so essentially €16k all in) which seemed high.... perhaps naively I thought I might be able to get both done for €8kish, maybe €10k allowing for overruns etc.

    Seems expensive , is that a price just given over the phone , or have they seen the bathrooms or plans or anything ??

    That was just over the phone, I asked for an indicative cost but seemed high to me, wanted to check I wasn't being naive to the reality of the costs of things!

    This shower can probably be repaired easily assuming you can get parts.

    A bathroom refit is as expensive as you want it to be. I would think 5/6k all in would cover it.

    Ya it all depends on the fittings you go for , as in with high quality sanitry ware the skys the limit really !!
    Basin taps could be 30 quid or 100's..
    Id just love to know is that an average cost of a bathroom refit they do !?
    Did they even ask about what type of tiling you want done ? Like , floor and around shower tray or floor and every wall floor to ceiling , there would be a big difference in materials and labour costs !

    Yeah I'm sure you can spend as much as you want but I'd like to just get something of decent quality without being too expensive as this is not the forever home.

    Basically not trying to win any style awards, just something clean and fresh!

    I've seen bathrooms done for 3k and I've seen bathrooms done for 8k. It all depends on tiles selected and vanity units you pick.

    I was charged approximately €5.5k for labour, skip hire etc for 2 bathrooms for a week.

    But i selected expensive tiles, sanitaryware, taps etc. That bit alone cost an additional 11K!

    If it's helpful, I recently moved into a new house.  The house was relatively new (around 15 years old) but was never maintained by the previous owners.
    3 en-suites, a very small guest toilet and a family bathroom just cost me 30k.  Absolutely everything was replaced, and a some items were moved to a new location in each room.
    I bought all the fixtures and fitting myself, from various suppliers (Ikea, Homebase, some other local companies and some online) and hired a plumber and tiler to install them, a family friend did the electrics.
    Don't be afraid to ask for discounts, for example one of the shower units was originally quoted at €1,200 and by just asking I got it down to €800.
    Most of the money was on tiles and fixtures and fitting.
    There was probably some economies of scale (I could easily ask for discounts), and the plumber and tiler could work effectively together, they didn't have to come and go.   But overall, 6 - 10k per bathroom.
