architect fees

    I recently got quoted the following fees from an architect for a house extension in Dublin 12.

    House is a 2 bed end of terrace house with a kitchen and bathroom extension at the back of the house that was built in 2005.
    I am looking to build on top of the existing kitchen which will include 2 new bedrooms.i am also looking to move the bathroom from downstairs to upstairs.I am also looking to change the location of the kitchen downstairs and transform it into a kitchen living room open plan area.


    Here are the fees...
    DESIGN PHASE - €2,850 + VAT
    SITE MONITORING – €1850 + VAT
    CONSTRUCTION PHASE: SNAG LIST AND FINAL CERTIFICATION 350.00 + VAT

    all in about 6,200 which includes vat.

    does this seem reasonable.
    Architect reckons i need a budget of 100k.

    Doesn't seem unreasonable. But get 2 others as suggested... don't forget you'll also add engineer's fees too.

    Old rule of thumb was to add 10% to budget for design team fees.

    structural engineer fee quoted was 1500+vat
    quantity surveyor 800+vat
    health and saftety officer 600euro


    so all in (architect +other prefessionals ) about 10,000euro

    I'd say that sounds like reasonable value all in, for Dublin especially.

    But as always the devil is in the detail. For example if your architect is going to be on site once a week for the entire building then 1850 is incredible value, if he's going to visit the site twice ever then it's crap value!

    So if you are pricing around make sure you compare the service you are getting as well as the headline price.

    I got a quote from an Architect for doing a bathroom extension and redesigning a tiny kitchen, about 8 ft. x 4 ft....quote given was €950,00,,,,,Ive tried to get other quotes, but none of the Architects responded to my request so far. As its for an elderly person who's not well off, I want to get the best price....I thought this was quite costly? I may have to go with this if no other quotes come in....

    It's actually very cheap.

    €772 + VAT = 10-12 hours work.

    Unless you get a guy who is doing nixers (who has Professional Indemnity Insurance!) or have a mate to do it I don't think you'll save a lot.

    Without knowing much about the project that quote seems very competitive.
