house renovation

    I recently got a quote from an architect for his fee for house renovations.
    the project involves some internal renovations on the ground floors and extendong to 3 bedrooms on the first floors.it is a semi detached house in dublin 12.it will take at least 14 weeks to complete according to the architect.
    He says the following are optional

    Health and safety consultant
    Structural engineer.


    Can some -one adise if the above 2 are necessary and what they do?

    Who is going to sign off on the engineering?

    Will there be heavy works like RSJ installation done?

    If so you need an engineer

    Sorry I am new to this.....I don't have much knowledge of construction...
    On the ground floor...there will be a wall knocked down between the kitchen and the bathroom....
    The bathroom is been moved up stairs....there is currently 2 bedrooms upstairs...that will be converted to three so an extension on top of the existing kitchen is planned.

    so basically a structural engineer checks to see if the builders did their building properly?
    is that right?

    Structural engineer should sign off on the works are properly designed to comply with the building regs.

    This would become important should you want to sell the house i.e someone getting a mortgage to buy it.

    The structural engineers designs the structure that is put in place by the builder. He will inspect before, during and after the works. My engineers chargers €2.5k plus VAT for this type of work that you have described.

    Somebody competent needs to over see the H&S on site. It can be you, or anyone that has the experience, qualification or competency to organise a safe system of work in site.
