Advice please on two commercial units joined together

    Sorry for the odd title!

    I have secured two units in a town centre, called them unit one and unit two, which originally were separate (years ago) but are now joined together, by joined I mean one of the units front door is gone and the entire front is now just solid glass panes, and the only access to this unit is via the second unit, i.e. the wall has been knocked thru (sorry if this is not clear, its awkward to explain)

    Basically my query is what would the potential issues be around reopening the first unit ?

    Is it as simple as asking the landlords permission to rebuild the gap in the joining the wall that was knocked down, and then building a entrance door back into unit one ? As it obviously was a stand alone unit in the past, or would I need planning permission etc ?

    Essentially I want to have the two units, both with their own front doors, and both independent of each other.

    If anyone could advise to any potential issues this might arise I would greatly appreciate it. I don't want to go near the landlord until I have my ducks all in a row so to speak.

    When you say town centre... Is it a shopping centre... Are the units outdoor or indoor?

    Yes in the centre of a busy town, it's an outdoor shopping centre, outdoor units

    U need the LL on board here big time because as well as the stuff the guys​ have listed the terms of the lease are critical, especially the reinstatement clauses.
    If you have signed the contract before discussing this with the LL then you are in a very weak position.

    Thanks, we haven't signed yet.

    LL is desperate to have us on board so we are in very strong position and are going to leverage the hell out of our position. He's accepted rent 40% below asking from us.

    Was thinking about the reinstatement when we leave etc. We'd have no real issue with that, costs would only be about 10-15k so that's not a issue.
