Planning Application (Overseas Resident) Returning Home

    Hi Guys,
    Irish person here who has been living overseas for the last 5 years. I am in the process of submitting a planning application in the next month or two for a home I intend to live in.
     
    My issue is that the Engineer I have engaged for the planning is fairly pessimistic of the application being approved for reasons below.
    The site is being gifted to me by my Mother; my parents’ house (where I grew up) is 12km away from the site / (farm)  I do however have other close family aunts and uncles less than 3 mile away.
     
    Has anyone had any experience tackling this kind of situation when it comes to planning?
     
    Any tips or advice is it worth contacting my local Councillor / TD to get a written letter supporting my case.
     

    Any help is greatly appreciated.

    Check your local planning guidelines and apply under the returning immigrant rule.

    You will need to provide evidence of living and working abroad then evidence of your living in the locality.

    Thank Miller_63 the site is 12 km from my home house.

    I will definitely check that returning immigrant rule.
