Planning permission for granny flat not attached to home

    Hi

    My parents are in trouble with mortgage and it will ultimately lead to house needing to be sold. They are in program at the moment but due to my dads age I doubt he will be offered another one. They have asked me and my husband to sell our home and move back with a view to building a granny flat for them.
    We can't go with a straight forward extension as this would extend over the main sewerage connection which is in my parents back yard that the council would need access to if a problem arose. The only other option is a stand alone unit at the back of the garden which wouldn't interfere with the sewerage system.
    When I rang council planning section they said they don't normally issue permission for stand alone units unless under extreme exceptional circumstances. They wouldn't discuss further just said I would need to meet with pre planners.
    I know we will need to engage with an architect but was wondering if anyone on here would have any words of wisdom? We are with Kildare Co Council.

    You will not get planning for that based on my experience with all 4 Dublin councils, Meath and Kildare.

    It doesn't matter what sad story is produced as documentation, the planners will still base their decision on planning legislation, regulations and the local development plan. They will not want to set a precedent for this type of development.

    Thanks for replying. I wish the guy in planning dept had said no they don't do it at all instead of giving a glimmer of hope

    The guy you most likely spoke to is an admin staff member, it cannot say yes or no and that's why he told you to speak to the planner so nobody gets any blame.

    If he told you no, it still wouldn't answer the question so the planner would still need to be contacted.

    Up to you if you want to persue it and lodge a pre planning but you'll incur some costs as drawings have to be produced for this meeting.
