Question re planning permission exemption

    Just bought a standard 3 bed semi-d. The garage is converted and behind it there is a small kitchen extension. Id say this extension has been there since the late 70s/ early 80s. I will eventually hope to extend out the width of the house to make an open plan kitchen / living area. I know I am exempt for planning permission upto 40sq metres. My question is do i have to count the old extension as part of my 40sq metres or can i include it as the original house ? Thanks in advance.

    Yea, you have to count the garage conversion, small extension to rear and then the new extension. The sum of all 3 cannot be more than the exempted limits.
