Kit homes turnkey standard- anyone have any experience/advice to offer?

    Hi all, starting from scratch here, have planning permission in Tipperary on a green site, change in circumstances with income, so need to start over.

    Have approx budget of €250k including vat, undeveloped site, everything, all ground works drainage etc needs to be included in this figure. Would hope to build a basic 3 bed 2 storey of some sort. What I can get for the budget will determine the size, maybe 120sq m.

    Had a look on some NI /UK modular home sites, but have no first hand experience of these homes. It seems that it might be a good option to go turnkey standard.

    Based on what ive seen so far id have to check compliance with republic building regs etc as they seem to vary a lot.

    Has anyone any experience of dealing with these homes. Pros and cons, really any info would be greaty appreciated.

    No worries, just remember that with a T/K build, everything needs to be signed off before they start making it in the factory so its like a box of Duplo when it comes on the lorry, you cannot change it
