Exempt Planning Permission for ensuite

    Hi,

    We have just bought a second hand bungalow. The house has four bedrooms and one
    bathroom. As part of our initial ideas we are thinking about adding ensuites to two of the bedrooms. After reading different information on a variety of websites I am pretty confident this would be permitted under exempted development. However, the only thing that concerns me is the mention that a "new connection to a sewer" may require planning permission. Do the two additional ensuites constitute "new connections"? Or is that term referring to a new connection into the main sewer?

    If you only connect to your own sewer it shouldn't be a problem.

    Are you converting a room into the en-suites or are you extending the building?

    that wouldnt be whats considered a new connection to a sewer

    its not really a sewer if it picking up foul water from a single dwelling, it only becomes a sewer when it serves multiple dwellings.... so your new pipes are only connecting to your own foul system, not a sewer.

    We are not extending. There are two bedrooms beside each other. One, the main bedroom, is quite large so we are thinking about taking a chunk of that, and making that portion into two ensuites - one for the neighbouring bedroom and the other for the main bedroom.

    Excluding a few of the obvious things; like large-scale marijuana production, you can do what you like within your own four walls.

    No Planning required.
    Building Regulations apply though, so Part H (Drainage & Waste Water Disposal), Part F (Ventilation), technically Part L with regards to the dual flush systems etc
