Agricultural land for sale

    Hi there is some land up for sale for agricultural use in our village. It's a small area ideal for building a house.

    Is it possible to get an idea from the planning authorities as to whether outline planning would be granted prior to purchasing the land or is it just a matter if buying it and taking the chance?

    Excuse my ignorance I haven't a clue how planning works.

    The chances are that if the seller thought there was any chance of getting planning permission on the site they would not be selling as agricultural land!

    Apart from that your options are as follows:
    1. Buy it "subject to planning permission" in which case you get a letter from the owner allowing you to apply for planning permission on the land and you only buy it if you get planning permission.
    2. Get the advice of a local planning professional and if he/she says planning permission is possible then take a gamble and buy it.

    Option 1 will mean you pay a lot more for the site. Option 2 will mean that you could end up with an acre (ish) of farmland that may or may not be useful to you and less money in your pocket than you had at the start.

    What area of land is for sale? If it's a rural village it would need to be half-acre plus (more in some counties) to be even considered by the planners.
