What do I need To get Self Build started ?

    Hi lads,

    Just finished the planning stage and want to get the ball rolling. Am I right in saying I need the following:

    Engineer : to draw up detailed construction drawings and staged sign off for bank.

    BER Person : Help with compliance of part L and renewables

    QS : A friend is a QS and is going to cost up the house. He said a bill of quantities is overkill for a house and could be a 200 page document !

    When construction drawings are finalised start sending out to trades for prices.

    Is there anything I am missing ?

    I've seen BoQ's for small extensions.
    Your friends comments to me really mean, I'm too busy to prepare the document for free.

    Ground test to determine drainage, foundations, soakpit etc
    Engineers detailed drawings to make the structure work.
    Insulation and air tightness details.
    Renewables.
    Whole house DEAP confirmation of compliance.
    Commencement notice to building control.

    He did say he was busy alright but I don't expect him to do it for free !

    In terms of the DEAP and renewables... Is this all done by the BER professional ? I assume air tightness details are in detailed construction drawings provided by the engineer.

    Usually the engineer does the structure and leaves the insulation and air tightness detail to the architect.

    Depends on who you engage.

    Thanks kceire. Architect advised us that engineer would spec the build. It really is a minefield for the novice trying to figure out who does what.
