Going for full site planning

    I am looking to by a site which is outline planning on the site (field). The seller is open to me buying a reduced area than outline in planning. All the details of the house are in this reduced size, so in other words the additional area on the site was just a big garden to the to the side. I am really open to this as I could do with saving the extra cost and I would be happy to

    the seller says the site would now be 44 meters by 44 meters. He also says he may in the future builder house ??

    is there any problems here ??? with this, had first meeting with him yesterday.

    Your site area would fall short of the 0.2 hectares/ 0.5 acres most county councils look for as a minimum site area.
    Also some Co Co's look for a larger minimum site area if you go over a certain defined floor area for your house.

    Cheers, I have engaged an engineer but very busy till the end of this month. I think there will be no problem about making up the few meters ??
