Opt out quistion

    Just wondering if people who opt out do they use an engeneer at all or do they just go by planning drawings.
    Its a private house on own land and won't be selling.
    Just wondering if u opt out did people still get engeneer to do site visits? And what stage.

    Does it detail the air tightness, insulation and renewable installation?

    As a Bricklayer a lot of houses we have done are just planing drawings,
    I am in d middle of getting a deap report he should get back to me after the weeknd.

    I think my question was more aimed at those who did opt out,
    Just seeing what there reasons for and against hiring one.

    The main reason for
    NOT HIRING AN ENGINEER is that folk just don't either see or appreciate the value of such professionals working on what, for most folk, is their biggest investment.

    The main reason for HIRING AN ENGINEER is that folk realise that when making, for most folk, is their biggest investment, they recognise the need for talking advise from professionals on such projects.

    I have documented else where on this site calculations that show that a poorly designed and constructed house can cost c €100,000 more to heat over a 30 year life span that a well designed and constructed house.
    These figure were based on oil at $50/barrel so when it hits $300/barrel....

    whatever about not getting what you pay for,
    you certainly won't get what you don't pay for.

    Note: I use engineer as thats what you asked:
    In reality there are other professionals who can do this stuff, with the exception of signing off on structural engineering designs: thats the sole prerogative of us engineers, for which we pay PI and PL
    Did they do site visits and if so when?
    This and all the other stuff they will do is subject to agreement.
    If you want an inspection each day, then it can be arranged and paid for.

    I have contacted a couple of engineers and got quotes back from e3000 to e4000 plus vat, Would this be average?
    2200sqf bungalow.
    What would be the normal stages of inspection?
    What do they want to see?

    Dermo do you have a mortgage? If you are going Opt Out and no Mortgage then in theory you don't have to get an engineer.
    As it's a bungalow you don't have a concrete slab first floor and all that goes with it but there will still be the Foundations and the Roof which would need an engineer's input.
    Your question about the inspections is really dependent on whether you have a mortgage or not.
    If you have a mortgage then the various inspections stages are well defined already by the bank.
    If you dont' have a mortgage then ask the Engineer themselves how many site visits they think they will need to make.
    Obviously the Foundations are a big one and the Roof but you might also want their input on how to heat the house, the insulation, the make up of the floor, the damp proof course etc.
