Distance from Boundary

    Hi,
    Does any know if there are guidelines as to distances your house need to be from the back boundary. We are in a rural setting and just want to leave 7 meters to the back boundary in order to keep us 25 meters in from the road. TIA

    If you don't control the land over your boundary then I'd be disinclined to build a house that near to it, given that you have no right to privacy or light.

    Is there a reason you need all 25m from the road?

    Call/call to/speak with local planning office/arrange pre-planning meeting if you need a planning permission/attend a planning clinic, if such is available locally.

    I have done a few pre planning on the design and site location but not locating the house on the site.

    I suppose the other consideration is that if you ever want to extend, it's much easier to do so behind than in front of the house. This might not be a consideration to you, but it might affect future value of the property. I'm not sure I'd want to buy a house on a big site that was right up against the rear boundary.

    You will need to check the relevant city / county development plan. Some insist you build on the boundary **or** a specified minimum distance from it. Many will insist on a certain distance from the next property, especially at the rear.

    Like you said they only specified when neighbors are involved.

    I'm not sure how you can be certain that no-one will ever build in the land behind you, however, there is another issue in that the Council may not want your house set so far back because if someone were to build beside you, their house may also have to be set that far back, to avoid building in advance of the building line set by your house. By which I mean if they wanted to build closer to the road, your house would then be overlooking the back of their house.

    Again, it's difficult to know and could come down to the planner's decision rather than being able to point to a document which states it must be X meters. I'd advise another pre-planning meeting with the proposed house location shown on the site and just ask them.

    Would'nt you get more privacy from having the house closer to the road and the living spaces to the rear incorporated into private garden.

    just a thought. We have a habit in this country of building 2 stories abodes as far back from the road as we can with completely empty and unusable front garden. wasted property.

    Its the beauty of this site for us, no immediate neighbors we own the land to the right and left of us. i get your point on the wasted area

    There's not a hard and fast rule against it. I would leave enough room for privacy at the back (decking area, rooms for kids to kick a ball around etc) and potential future extension/garage. The other reason that one would come across is to place the septic tank system down hill of a well, maybe that applies to you, I don't know. I know I'd prefer a reasonable distance from the road myself.

    But the planners have to take into account the future, and in the future it's possible that you or your family will sell the land to the left or right and someone may want to build a house there. Or in 25 years you might want to gift the land to one of your children for them to build a house on it.

    The planners have to take that into consideration and that could become a sticking point.
