Horses on land (rented )

    Hi

    I am offering land for rent. The person interested wants to put horses on the land. There are rushes on the land and it hasnt been farmed for a year. Should i allow horse on? Will they damage the land?what should my stipulations be?

    If you do a search in boards on this subject you will find lots of threads on the pros and cons. There was a long thread about this recently in the farming section, the overwhelming opinion was that horses do damage land, fences and trees and it wasn't worth the hassle.

    I personally like horses, always have a carrot in my pocket for the local ones but it sounds like your land is wet if you have rushes on it. Horses will soon turn it into a bog.

    That really depends on the type/size of the land and the number of horses. If you put 4 horses on 50 acres you'd hardly experience any damage. If you put 4 horses on 10 acres you'll end up with bog. 
    Horses will not eat rushes.
    So, find out how many horses, make the lease airtight - rolling of the land once a year, maintaining of fences and ditches for lessee, stuff like that.

    It all depend on the size of your field, normally you would only allow one horse per 2.5 acre on a yearly basis.

    It won't help your land... so it all depends on what you will use it for in the future? it seems you will have to do some work on it like drainage etc, so it won't make much difference to you anyways if you have to re plant and drain to make proper use of it. At least it will be used!

    Part of the stipulations relate to fencing, access to water, and eventual shelter: if the fences are barbed wire for example, and if one of the horses gets hurt as a result of a loose barbed wire, you need to make sure of who will be liable, as it can escalate to serious damages and vet bills.
    Also make sure that you are not dealing with some careless people that would eventually not look properly after their horses, unfortunately these things happen!
    Written and signed contract should be essential, whatever arrangements you want to make!
