Consequences of not adhering to Building Regs in attic conversion

    Hi Ive just had stairs built (DIY) for an attic conversion. However to build the stairs the min width (800mm) as listed in building regs they would have been too bulky and they wpuld have crossed the window on my landing.

    Im just wondering what the consequences of not adhering to regulations will be in the future. I am happy with the stairs and was fully aware at the time of building.

    FYI all other fire regulations will be met

    It's a glorified store room now and not a bedroom.

    Also, have you checked the reduced requirement for stairs in loft conversions. Check it Part K.

    No i havent checked the reduced requirement. By this do you mean minimum?

    I just can never list the house as having an extra room is that it? But it will still add value to the home as opposed to one with stira stairs

    It may not add value as the next purchasers surveyor may recommend works to bring it up to standard and thus the next buyer may offer less to allow for these works.

    Do it once, do it right.

    Ok thanks. Every other aspect of the stairs is within regulations. What do you mean by reduced requirement?

    What do you mean by reduced requirement?

    Something your engineer/Architect/Surveyor/Who ever is signing off on Building Regulations should be advising you on.

    TGD Part K

    Loft Conversions

    1.1.15 Spiral stairs with goings less than
    recommended in Table 2 of BS 5395 Part 2:
    1984 and alternating tread stairs would not
    normally be regarded as acceptable.
    However, they may be considered in the
    conversion of a loft where space is limited i.e.
    where there is not enough space to
    accommodate stairs satisfying par. 1.1.1 to
    1.1.14 above and the stairs serves only
    accommodation which will be used
    infrequently and, where the accommodation
    includes only one habitable room.
    Alternating tread stairs should be in straight
    flights, have handrails on both sides and the
    treads should have slip resistant surfaces.
    The goings and rises for the wider parts of
    the steps should comply with par. 1.1.4.
