planning permission for games room or granny flat?

    Hi , my neighbour has placed planning permission notice for games room in his garden a few days ago. I’ve checked with county council but they haven’t received application yet. Almost certain that he wants to make it a stand-alone accommodation and rent it out, as I have heard about it from a neighbour. If that’s the case we would have serious privacy issues. Is it even legal to procure planning permission for games room and change it into accommodation. when submitting a observation or objection is it ok to mention that the building may not be used for the intended purpose. Any advise is highly appreciated.

    He has 2 weeks to lodge the application once the site notice goes up.
    Did you check the date on the notice?

    It depends on the nature of the structure of it will be habitable or not. If it's connected to the main house then it may be habitable.

    If it's a standalone shed then it can never be legally habitable.

    thanks for the info, it has been only few of days since the notice has been erected. i will be able give more info asa soonas the plan is available.

    Presumably it needs planning because it is over 25sqm in floor area? Otherwise it would be exempted development (assuming not in front garden etc).

    Regardless of having permission built, use of a standalone structure as habitable space requires change of use, which aint going to happen.

    You might try having a sit down with the neighbour and explaining this, to save them wasting their money.

    No, at best its a rumour, at worst it a malicious statement.
