Cabin rental planning

    Hi all,
    Can someone advise on the following please?
    No solid plans yet, still in the idea stage.
    We have a couple of acres of land adjoining our house down a lane in a very rural location with no close neighbours.
    We would like to build a couple of "off grid" glamping accommodation pods or cabins. 10 or 12 sqm. So basic sleeping with out house style composting toilet and sink outside under a shelter. No electric connection, just solar 12v battery.
    The type you see in people's gardens on Airbnb.

    What planning , if any do I need?

    You need planning permission.

    There's no categories of planning permission - you apply for it and you get it or you don't.

    Some issues you will face that your planning professional will need to address - extra traffic exiting on a public road + extra effluent generated (regardless of composting toilet or not).

    Planning for the land required.
    Fire cert maybe depending on the structures themselves.
    Very possible a DAC to demonstrate how the development is allowing for universal access to all.

    Drainage and wastewater I see could be the biggest hurdles here

    After a bit more reading it turns out some of the pod companies claim they have caravan status.
    Does this affect pp?

    Planning required, no 'get out clauses'. The property owner is required to obey the law. A product supplier has no business commenting on planning in this case.

    So in this case planning is for the use of the land and any drainage/effluent treatment more than the structure?

    No - the planning application would be for something along the lines of "The construction of a serviced holiday village/ camp site".

    Then if you obtained planning permission you would apply for a fire safety certificate and a disability access certificate for the development.

    You are trying to cherry pick bits and pieces of planning and development rules in a way that just doesn't exist.




    Also there is no such thing as "caravan status".

    Thanks for the info. Can you recommend somewhere I can read up on regulations or requirements?
    Am only thinking of 1 or 2 cabins.

    Im trying to work out if it is an idea worth chasing up or if it will be too difficult with regs and so forth to be worth it.
    It is a case of seeing these cabin style places on Airbnb and similar sites and thinking "I wonder if we could do that".

    Go to the website of your local county council and read the County Development Plan. It will give you a rough idea of how the local authority see the County developing.

    With regards to the nitty gritty of applying for planning - hire someone good and take their advice. You wouldn't try to put a filling in your own tooth no matter how much you read up online about dentistry - treat this the same. An hour with a local planning professional will tell you more than six months of google.

    Also - most people who do what you've described on AirBNB are in a very suspect planning situation. I'm sure some do it the correct way but you can be fairly sure most of the prefabricated accommodation you see in city gardens did not have planning granted for rental accommodation!

    I was beginning to think that alright, some are no bigger than a bed and converted chicken houses!
