Purchased property during construction but planning expired

    Hi
    Grateful if someone can set me straight on this..bought a derelict house a few years back which the previous owners had got planning permission to renovate..they commenced the project and made necessary structural changes as per planning. Unfortunately they never completed the project due to financial issues.
    Now I am wondering if I need to reapply even though the works have commenced in line with original planning approval....or can I proceed???

    I haven't done any work but want to commence the renovation this year.

    So do I need to reapply ?
    If so can I ask them to take drawings on file and for me to hopefully get approval to complete based on these drawings...

    Are the works substantially complete?

    No, you cannot take the drawings in file and use them.
    You will need to engage someone to prepare a planning application if required.

    The first thing I'd do is engage someone with experience that can look at the granted permission and look at the works already carried out on site and make a call on if they are substantially complete or if you need permission to retain what's done and permission to continue on.

    The rule of thumb applied by planning authorities was that, in the case of a PDH, bringing the house to wall plate level amounted to substantial completion.

    There have been cases since reducing that bar -cannot lay hands on them at mom.

    Thanks for your reply....the works are substantial in that the elevation and roof height has been altered in line with submitted and approved plans. A ring beam and 4 courses of blocks were added to top of walls and wall plates and rafters are in place and covered with felt. What I want to do is check all rafters and replace any if necessary and slate the house.
    If this is considered as substantial works then can I proceed. My fear is that if I go to the council that they will naturally want me to reapply and take whatever application money and contributions again as I have no plans to alter what was previously approved.

    Thanks Kceire but my impression since the planning expired some years back that I would be expected to reapply with new drawings...

    Personally not sure what is the best and cheapest way to approach this...

    1. Fire ahead and slate the roof and do all the internal works without speaking to anyone

    2. Have a preplanning meeting and submit the existing drawings from the planning application that has expired and request permission to proceed...
    If I take this route will I not be expected to pay some extra contributions ?

    3. Start from scratch with new drawings and reapply

    4. Any better alternatives :-) ?
