Engineer report before or after auction??

    Hello,
    I'm not sure where to post this, hope ye can help.
    My partner and I are interested in buying an old house that needs renovating. It's for sale by public auction.
    Plan a is to renovate the old house and if that option stretches beyond our budget we were going to knock the house and build a log house, our bank has reassured us that we can do either option with our mortgage.
    Would ye get the engineer to survey before or after the auction??
    Any advice greatly appreciated

    Thanks metric tensor, we were taking the view if it wasn't structurally sound to go with plan b and put a log house up.

    I had initially thought to get it done before hand too.

    The log house is a fantasy idea to be honest:

    Any house (log or otherwise) has to meet the building regulations so when you say log house what you mean is - a prefabricated house (possibly with a timber effect) that meets the current building regulations. This will probably work out a small bit cheaper than building a traditional masonry house but suppliers who can do this are few and far between and getting planning permission for anything with "logs" on the front will be very difficult.

    You need to budget to renovate the old one or build a "proper" new house.

    Public auction gives you zero protection as to iffy title issues and the like, or undisclosed right of ways etc so its not as simple as just an engineer's report which will be non-invasive and won't tell you a lot about DPMs etc

    Further more, you may actually not get PP to demolish and if you do the planning fees will be for a new build.

    What does DPM stand for?

    Once you buy at auction it's yours.

    Also agree with MT, forget the log cabin idea.

    Damp proof membrane, something you will know loads about if you buy!
