bungalo planning beside a lake

    We are about to go for planning permission beside a lake, im wondering am i wasting my time, and money! We have the pre planning meeting next week. We are 170 m from the shore of the lake on an elavated green site. Has anyone experience of building close to a lake. Ive been told i may need an ecologists report? Any advice would be greatly appreciated. We are in longford by the way!

    No point making guesses on here tbh
    See how the idea goes down with the planners.

    Just tell them you are building a small shed and renting out boats and canoes to tourists :)

    Just check the development plan. They normally state where you can build relative to a lake (for example in Monaghan you're not allowed to build a house between a lake and a public road in order to preserve the view of the lake). Also depends on groundwater movement i.e. If you are above the lake and the general flow of water from your wastewater treatment is in the direction of the lake then you may have problems
