Renovating a period property in Dublin and getting tenders in at 2300sqm and above, is this the going rate?
Any recommendations on builders that would be more in line with 1500sqm? thanks

You won't get the lower price on a period property in Dublin. How many builders did you tender to?

What per sqm rate is fair to expect?

With 4 tender prices, it's a good spread.
Your architect/designer should have prepared you for this.

I'm seeing 1800-1900 for normal domestic works now, never mind period properties that are harder, longer, more restrictive and a smaller pool of contractors to chose from.

I would have done a ballpark of 2500 per square meter for a period property and that would be one that is not on the RPS as they would be more.

You could go t tender again to,4 different builders, but this will delays things obviously.
