Same house booked twice

    Hi.

    I am in a really weird situation.

    We booked a house in an open view day. Obviously it was available, since we were able to book it.
    The next day, we pay the booking deposit by bank transfer but the agency tells us that the house was booked for another person. We complain. They tell us that they remember to have booked that house for us before, not for the 2nd person.

    One day later, we receive a confirmation from the agency stating that the house is for us.
    Two days later, we receive a call from the agency telling us that the house cannot be for us, even when we booked it before, because the other person has already made all the paperwork to buy the house.

    Has anybody been in a situation like this?

    Booking deposits mean nothing. They were ready to buy and the seller was in a hurry to sell. Most estate agents would, do have increased the price until one of you dropped out.

    If they haven't closed maybe you could increase your offer.

    Well, yes, you're right, the deposit means nothing.

    We assumed a written confirmation from the agency stating that we are the buyers of that particular house (the day after all this happened) would be enough. Maybe it isn't either.

    We're not in a situation where we can put more money to it.

    There's also a possibility that you were gazumped; the other bidder may have just rang up, found out that the house was gone, and added 20k to the bid.

    This is a lesson for you, there is no fairness in buying a house and the house is not yours until the contracts are signed.

    Have you already been approved for a mortgage?
