Combi boiler - No hot tap water

    Bought a house, and have now discovered the hot taps (and hot shower) only work when the heating is turned on.

    Heating on:
    Turning on a hot tap gets hot water. Good pressure, and nice and warm.

    Heating off:
    Turning on a hot tap get cold water. Good pressure, and damn cold.

    Boiler pressure is fine (about 2 bar) and all valves (that I can see) are open.

    The boiler is set to rads and taps. If I set it to tap only and turn on the tap, nothing happens (boiler remains off). There's no warning lights on the boiler, and i've tried a reset of the boiler but nothing changed.

    The combi-boiler is not wired correctly (sounds like it doesn't have a permanent live)

    Makes sense. Timer provides the live feed when on, otherwise... nothing.
    Thanks DGOBS. I've a plumber coming around tomorrow to look at the damage involved in moving the boiler, so he'll take a look at that too. Initial warning signs should have been the spare/replaced boiler motherboard chip under the boiler, and when I met the owner at the house, she was doing the washing up using the kettle.

    In the process of possibly getting a Combi ( W/Bosch 30Si )....
    so keen to know of any pitfalls.
    Would a solution mean you always having to have the boiler "ON"....?

    bilbo, his boiler is not installer correctly, you would not have this issue.
    Normally the boiler would come on as soon as you open a tap.

    So, am I correct in my understanding then, if installed correctly, the boiler has a dual operation....
    1) Hot tap request
    boiler comes on automatically and heats water.
    2) Seperately.... Timer switches on boiler to heat house rads, possibly controlled also by stats.

    That's where the power is coming in, and I think this power flex is coming from the timer. The blank slot beside it is where the permanent power should be?

    Yes, that's how a combi boiler is supposed to operate.

    ...That's where the power is coming in, and I think this power flex is coming from the timer. The blank slot beside it is where the permanent power should be?

    It all depends on which model boiler and if you have separate heat zone valves as to wheter you would have a single multi core cable or two seperate cables.
    Either way, something is not right with yours.

    Edit:
    Is your boiler a Potterton or a Baxi with the time clock built into the right side of the front facia?
    Going by the picture, if I am right, the problem is most likely to do with an internal issue inside the boiler than an actual external missing wire.
    Best to get someone familiar with this model to find and rectify the problem.

    Ahh no time clock, ok, he needs to check for perm live so.
    With the left selector in the position that you have it in, you should have one of the front panel lights on even with the heating timer off.

    Cool. Thanks man! I'll see what he says and run it by him. Eventually that boiler (and the wallpaper behind it :eek:) will be moving. Could even be replacing the boiler while we do it.
