Solicitor.....Right or Wrong?

    Hello, new to the boards so Hi!

    I'm a first time buyer and unfamiliar with how solicitors go about their business.

    So I appointed a local solicitor to do conveyancing for a new property which we paid a booking deposit on. Dated early October 2016.

    Late November I rang solicitor to see how things we going and was told they did not receive sales advice note yet. So I rang Auctioneer and asked for it to be sent over.

    Mid December I rang solicitor again for an update and was told they are waiting for us to arrange contracts. I then pursued Auctioneers about contract dates and they told me to ring the builders solicitor. The builders solicitor had no records of the sale and was shocked I was told to contact them directly.

    I then rang auctioneer and told them to talk to both solicitors and get things moving.

    Early January, I ring my solicitor to see if there's any progress, nobody called me back. I sent two emails which also were not replied to.

    At this stage I decided to appoint a new solicitor.

    After signing an authority form for new solicitor, my new solicitor sent this to old solicitor to release my files. Old solictor did not reply for a number of days so I called and explained I needed these files, upon this I was told all they had was an expired loan pack and that they had been waiting on us to organise contracts. So I told them to forget about it.

    They then sent a "file" to new solicitor containing just the expired loan pack, and requesting payment of €200.00 for their services.


    The very next day, my new solicitor (5 days acting for us) contacted builders solicitor and was told the property was sold and our contracts were denied. The property had sold end of Oct 2016.


    Im very annoyed the house is gone, but more so that the first solicitor could not have found this out earlier and is looking for €200 for doing nothing.

    So I am now potentially down 4months of my time, €200 for a solicitor who did nothing, probably similar for new solicitor who was brilliant (no problem paying) and €150 for a valuation done for mortgage.

    And house prices in my area have gone up on average €35,000 since.

    Long story but wanted to get details in there!

    Opinions greatly appreciated!
