Self Build-Self PM

    Hello,

    Query regarding documentation and project management of a future self build. I am an engineer with a civil infrastructure design and project management background, although most experience in Australia. I'm looking at moving back to Ireland sometime in the next few years and building a house. Passive House standard. Build type tbd based on further research. I would prefer to do most of the tender documentation and PM myself.
    I see an architect providing planning drawings and me working through construction details as my preferred delivery. I'd imagine I can't be assigned certifier on my own build? I was previously a BER assessor before I left. I'd imagine I can't do this for my own house either? I trust myself to be more thorough than someone I employed to do these tasks but understand why this wouldn't be allowed.

    I have written a lot of tender documents here for various types of construction projects. I know Ireland will have different standard of tender documentation to here but I think I can pick that up ok.

    Anyway, if I were to look at being involved to the maximum allowed extent. What tasks could that entail?

    Rambling here, please assume I will be fully aware of all current building requirements also, everything would be done properly and no shortcuts taken. No cowboys will be present.

    Same situation my self. Can't really answer you but there's nothing stopping you from doing anything you want as long as the architect signs off and approves it etc..

    Will you be getting a mortgage at all?

    no problem at all working in this manner. many architects do not carry work beyond the design anyway.

    i do not know if you are aware, but you can currently "opt out" of the assigned certifer requirement for a one off build. 100% of clients i know are opting out.

    to produce the final BER certification, no you would not be allowed.

    But to carry out the DEAP calculations and check building regulation compliance, no problem at all.

    In a very similar position to yourself. Hoping to move home this year after 5 years in Canada as a civil engineer and looking to self build next year at the earliest.

    When you say you'll produce the tender documents, are you planning on getting bids from builders to do the full build or will you be going direct build and hiring subs? The latter would be more involved I imagine.
