Buying a new build house, the plans are different from reality?

    Hi

    I am in the process of purchasing a new build house on a new estate. The house is one of 6 four bed house but there are several other styles within the estate. On the planning permission they are described as detached houses but they are attached by a car port on the ground floor and by a bedroom on the 2nd and attic space on the 3rd . They are being marketed and sold as semi detached. There is no new planning permission for alterations to original plans.

    Is this OK as it seems odd to me?

    Sound odd.
    Ask your solicitor to confirm planning compliance.

    I will! My understanding is that the solicitor will ask for a certificate of compliance. Maybe they don't automatically check against the original plans.

    Another issue is that the original plans show a garage door on the finished build and not an open carport.
    Would this require new planning permission or is this allowed?

    Yes it would, probably not a big deal but up to the seller to confirm that everything is all ok, so this sort of thing will hold up the sale.

    The plot thickens!

    One other issue is that the house was also marketed as being 12 square metres larger than it is! Differing again from the original plans.

    The missing or additional space turns out to be storage as no window or ventilation. This was factored into the size in all the sales and marketing literature and certainly influenced my decision on buying this particular house.

    While I can live with all these things I feel very wary of the builder now. Such a shame 😕
