What is your interpretation of a modular house?
Do you think they are cheaper?
A timber frame is a module house if you listen to reports in the media about the ballymun, finglas schemes etc

Modular only really works with economies of scale, you would probably end up paying more on a singular unit than on a standard house as last time I checked there were no manufacturing facilities in Ireland.

    Modular Homes Ireland - Cavan
    Future Friendly Homes - Monaghan
    Vision - Galway

These are all supplying volumetric/Modular Residential Buildings.
Don't know if any of them will do a One Off dwelling though.

I'm a big fan of dwelle in the UK: http://www.dwelle.co.uk/

I know they've looked into shipping options to Ireland, but I don't know how it worked out for them.

Been meaning to contact them again, 'cause I've got some land a bit closer to my work in Dublin and I'd love a small pied-a-terre near-passive mini-house.

They do full homes to whatever size you want. You could do a seven-bed if you wanted.

If you are in the high end of the market, Huf have an active presence in Ireland: https://www.huf-haus.com/en/ireland/dublin/welcome.html
They have one or two completed homes here, but you'd want to be thinking in the high six figures.
