Question on extension / renovation pricing

    Hi folks,

    I know this is very short on detail and probably a regular sort of query here, but very grateful if anyone could give some very rough ballpark figures for this......

    1) thinking of buying a typical 3 bed semi-detached house in Dublin with garage to side (I would regard 1200/1300 so ft as typical) ;
    2) considering buying an example in need of considerable modernisation (I don't meant falling down and needing considerable structural work- more like an executor type sale that hasn't been updated in 30 years);
    3) thinking of doing a renovation job consisting of :
    a) extending to side, eg converting garage and going up over and back the length of the house;
    b) doing a proper job with the roof (so it covers extension rather than leaving original roof and flat roofing extension) ;
    c) an extension out the back for a kitchen;
    d) renovating the existing part of the house, probably including knocking walls to create open plan spaces etc (and ideally doing the job in such a way that the extension feels part of the house, so if necessary moving staircase etc).


    So I know this is an impossible question to give any sort or accurate answer to, but can anyone give even an indication of what something like this might cost?

    A friend of mine recently got some work done, a lot less than I've outlined. Renovation work, insulation and a very small extension and it cost about 70k. He didn't go building to the side of the house at all.

    I found another post here (with no comment or answers) which seems to outline something similar to what I've outlined (although I've no idea if I'd be adding 1000 sq ft, I guess with a double level extension the length of the house and a kitchen added at the back it could be something close to that?) :



    ...... The house is currently 1400sq foot, and we are adding 1000 sq foot onto it. It is a two storey and we are extending out the back and to one side on two storeys. It will also need to be rewired, plumbed etc.... I'm getting a bit worried about costs. We had told our architect that our budget was in / around 250K, but I'm now not sure if this is realistic....

    sorry, I misread your 'wants' and forgot to factor the extension. we had looked at something similar a while back and got rough estimates to renovate completely at 100k.

    We are looking at something similar now with knocking garage, side extension over 2 stories and had it costed by QS, looking like 160k.....includes rewireand few other bits and pices. Extension is not massive, footprint of it is about 12sq metres, same first floor.
