Certificate of Compliance and Declaration of Identity

    Hi all,
    Just have a few questions and boardsies have always been extremely helpful in the past so hoping you can help.

    We need to get an up to date certificate of compliance and a declaration of identity, a few questions;

    Who can do this? Can it be any architect/engineer? Can they both be done on same day?
    What will it involve? i.e is it a fairly standard procedure or is it long and drawn out?
    Is an opinion of compliance the same thing? Is it accepted by solicitors etc?
    And lastly what are we looking at cost wise for this?

    An architect or engineer can deal with both. The certificate /opinion on compliance is to confirm the property is built in accordance with planning permission and building regulations, and is now usually in the form of an opinion, rather than certificate. The declaration of identity would often be drafted by a solicitor as it may be required for a specific purpose - ie to confirm that a septic tank is fully situate within the property boundaries , or that the property has access to the main road etc. You should check with your solicitor to see exactly what the Declaration of Identity needs to confirm. They would be standard documents required for the sale or mortgage of a property.

    Cost - it would vary - anything from €300 upwards.

    I would imagine the originator of the Certificate would have an issue if it were used without her/her being paid for producing it

    The opinion would need to have been signed by the person making it. I presume they wouldn’t issue the original signed one unless paid. A draft or unsigned one would not be acceptable by a solicitor.
