Retention Planning Query ?

Applied for PP to extend an existing house about 20 yrs ago. PP was granted but when the builder had it marked out for foundation we decided it was way too big so asked the builder to reduce the width of the extention by about 3 mêtres x the length of it ( 20 metres ). Roughly 60 sq mts reduction overall. At the time we paid all the fees and charges as per PP but now we wish to downsize and have been told we may need retention permission as we reduced the size originally granted. If this is the case how would we be charged ? as from what I can see there is a rate per sq Mt for increasing the size but can't find anything re decreasing size. Thanks for any advice. Pat

I was always of the understanding that there was no charge for reducing the size, only adding to it.

Nope, don't know where you could have heard that.

retention permission is required as the build is in contravention of condition 1.

Retention fee is 2.50 per sq m.

Just sitting here thinking about this . If initially I paid all the charges and contributions based on the actual plan size and then reduced this, would there not be a claw back in the amount paid to reflect the reduced size ? We live in a disadvantaged area and the fees were already reduced because if this. We didn't know at the time but one day out of the blue we received a cheque in relation to this.

The contributions would have been lower then, so with inflation you'd still pay more now.

You could apply for retention of minor alterations, mainly reduce net of footprint and heavily reference the original planning and clearly make sure it's shown that the area is smaller.

    What LA is it?
