Buying to let in IFSC

    Hi All,

    My first time posting here please advise.

    thinking of purchasing in the IFSC, just read that the Customs House Harbour is a bad choice safety wise but i have no way of finding out as i dont live there.

    can you please advise me on buying in IFSC area from all aspects, thanks

    The surrounding area has the highest crime rate of the city (D1) the area itself isn't fantastic but many of the estates are well back from all this. Just be very careful who you let too, many escorts working out of the local flats. There's another thread going on at the moment that's worth a read in relation to this.

    Custom House harbour is perfectly safe. I lived there for three years and never had any issues.

    Interesting. I always thought Pearse St had higher numbers of recorded incidents than Store St. Where you getting your stats from?

    As for Custom House Harbour itself, I lived around there for years and never saw or had any issues. You couldn't get more convenient to the luas, dart and train and it's only a short walk to either Grafton St or O'Connell St.
    The IFSC area itself is nice, lots of units filled again in Custom House Square and the CHQ building.
    I doubt you'd have any issue finding tenants.

    There's another older thread that talks about the high wall between CHH and Sherriff St. I never really ventured over to Sherriff St so I guess if you don't have to you wont need to worry what goes on in that area.

    i live there. it's a gated community and you NEVER see any scum or have any trouble whatsoever. the "surrounding area" is cut off by a HUGE wall and you never see any trouble at all. you would want to be EXTREMELY sensitive to be scared by anything going on around there.

    i find grand canal dock and pearse st / southside inner city to be MUCH worse. i'd sooner walk down sherrif street at night than pearse st.

    but overall the complex is completely safe and the only trouble you will have is with stuck up neighbours who think they're living in millionaires row. (bit snobby - for no reason!)

    I've worked around there for 8 years.

    Outside of Sheriff street I have no absolutely idea what these concerns relate to!?

    Crime map in the paper a while back. D1 was the bluest, not very scientific, but Dublin CC be it D1 or D2 is pretty high, that's to be expected of any City Centre.

    The area itself is pretty rough, but then so is lots of Dublin. The main estates around there are well back and enclosed by a wall so, it's really what ever people can deal with. Some people are easily put off.
