Commonage ownership and shares again!

    Can anyone tell me (I have searched the board/forum) about ownership and usage of commonage without success, just dead links etc.
    A small piece of estuary is across the road from my property and it shows on folios as belonging to a local neighbour.
    My Folio shows no right(s) to this commonage.
    1) Can I buy commonage land from listed landowner (only one!)
    2) How can I find out who has access to use this land?
    3) How can I value said land?
    4) Can I trace if my property has ever had commonage rights to said land?
    It is not a great area of land and I just want to clean it up (gorse and wild rhubarb etc) but do not want to upset anyone that might see it as encroachment etc.

    I was having awful trouble trying to find out who had rights to commonage I owned rights too. Department phone desk people didn't know or wouldnt share. Teagasc fella said something about writing to the land registery office. The department had promised to publish all that info around the time they were getting everyone to do the commonage management plans for GLAS but they hit a problem with data privacy issues.

    So one day I was in at the solicitor sorting out some issues with inherated land and I saw some of the info they had popping up when they clicked on a folio on whatever mapping software they use. I asked her if she'd mind taking a wee look at the commonage and sure enough she could tell me the name and address of the other owner involved. Mind now that that might technically be a data privacy issue right there so just be sure to ask nicely :)
    I think land surveyors use the same maps too if you happen to know any.

    Thanks for that @Redbeard.
    I have since come across landdirect.ie which has some great map tracing software even as a free (guest) user. It has helped me trace more details just by clicking on my property and local houses etc.
    It details all lands related to that property.
    Names etc are not included though but once the folio number(s) are found, a search can be done on landregistryireland.com
    A charge is applied for the folio(s) but they detail land ownership with names ,address etc.
    The search still goes on though!

    If there is only one name on the folio, it probably isn't commonage. Your best bet would be to contact your solicitor and discuss it with him/her and then either of you to approach the owner of the land to see if they would be interested in selling/leasing it. Just bear in mind that people wouldn't generally be in favour of selling land, even a small patch of ground.

    That is what is puzzling me!
    I have since looked at the folio for the plot (one divided 94th part of ! ) as it appears that I can locate others with rights to it.
    Still digging though!
