building regulations

    We are in the process of getting everything together to build a house. We are being gifted a site by a family member with full planning permission. The planning permission was granted in 2010 and the original architect is no longer in business. We are still in the process of appointing an engineer. My question is, does any one know can we build to the spec of the plans we have or do we have to adhere to the new regulations put in place in recent years IE insulation amounts, renewable energy sources etc. Any recommendations for engineers in the south east would be greatly appreciated also. Thanks

    Firstly planning permission only lasts 5 years so unless you extended it it has now expired.

    Many of the regulations, not just insulation, have changed since 2010 (CO alarms, disability access, etc.).

    But planning drawings would not have sufficient detail to build in the vast majority of cases anyway so even if they hadn't changed you'd need someone to assess things now.

    Why do you think you need an engineer as opposed to any other professional: architect/QS
    Am asking just to see what the thought process is and try avoid suboptimal decision making

    i need either an engineer or architect with professional indemnity insurance who can sign off at different stages for mortgage purposes. PP lapsed but obtained again

    Thanks, you may need an engineer to sign off on some of the design, it descends on house.
    It would have helped if you had said the PP was renewed as it would have avoided the necessary stuff posted already

    This person also needs to take the planning drawings and convert them to construction drawings which indicate how the structural works will be done, how fire safety is address, indicate stone fill material, damp proof coursing, membranes, radon provisions, then make sure all the products used are CE marked and fit for purpose.

    This person then needs to design an adequate ventilation system, drainage provisions, detail all heat producing appliances, guarding, stairs, rails, then design the insulation, renewables, DEAP, disabled access.

    So to cut a long story short, yes, you need to comply with all the current regulations parts A to M.
