Selling and looking to buy, what's the best approach.

    So myself, fiancée and 2kids need a bigger house and garden. Currently have a 3 bed semi. Looking to move further out of Dublin into the countryside like the areas around swords.

    Contacted EBS, which our current mortgage is with. She said to have 4 months statements and should be able to approve a 415k mortgage. Should be ready to apply by June.

    Planning on getting our house is as best condition as possible over the next two months, painting, some diy jobs etc.

    Short term we can move in with an aunt but would like this to be for as short a time as possible.

    I'm looking to know what other people have done in my situation to make the moving around as easy as possible. Moving house is stressful at the best of times. When should I put my house up for sale, should I wait for mortgage approval and then contact an estate agent. I just want to have as much as possible in place so there is no unnecessary waiting.

    I'm afraid I can't be a lot of help, but I do know that a lot of the new build developments won't consider anyone in a chain. However, the estate agency looking after the development will usually be interested in acting for you as a vendor to allow you to become purchaser. Just letting you know in case you're interested in any of the new developments. I'd contact the agency selling them to find out what the story is.

    I don't see why a new development won't consider someone in a chain, it makes no difference to them. It's a completely different situation than a private sale.

    OP, we waited until the mortgage approval is there and then put your house on the market. You'll know then exactly what you can start looking at. You can be looking and viewing in the meantime but a bid on second hand homes won't be entertained until you're at least sale agreed, and some agents won't even give you a viewing until then.
