    Just wondering if I have a site with planning permission granted can it be used as part or all of your deposit for a morgage

    Yes if you own or have been gifted the site you can borrow up to 100% of the construction costs.
    Don't forget that you may also qualify for the 'Help to Buy' Scheme....
