Roselawn?

    Can someone tell me how's roselawn ,blanchardstown as an area for buying a property.
    we are looking at a 4 bed around there.
    First impressions are that its a well established , public transport and the Tesco closeby..cheers,
    The property is up for 450 k though which seems to be the going rate there given the times we live in ...

    I know the area very well - it's very nice and a great place to live. As you said, the Roselwan Tesco at your doorstep with all the extra shops and train / bus just a walk away. Good schools , nice people & a nice place to live in general. ðŸ‘ðŸ½

    Don't you know it's Castleknock! I grew up there. Tesco handy. Hairdresser and beauty salon good...I still go to them. Nice cafe. Chinese not bad. Nice restaurants not far away. Two in blanchardstown village. Nice Italian and Chinese in castleknock. Train handy. Good schools.

    Just a word. Roselawn has a price because it is Castleknock. Try Glenville. Same layout. Same builder. But Clonsillaaddress. Literally not even round the corner but behind Tesco not in front. And nearer school

    Well this couldn't be further from the truth, I grew up there and it's a great area to live, very safe with lots of amenities.

    Glenville is now also in Castleknock...amazing how these estates move around, Roselawn is a lovely area to live in.

    Nice established area in Blanchardstown. Houses built in the early 70s. Quite area, no trouble, nice people, mix of older generation and young families. Serviced well by 2 primary schools both a few walk. Train station 5 mins walk. Blanchardstown village 5 min walk. Roselawn shopping centre has a good selection of shops and nothing dodgy about Tesco. SuperValu in the village a handy walk away too if you don't want Tesco.

    Roselawn would be considered posher than carpenterstown but not as posh as laurel Lodge. They're all in so called castleknock. I have relatives who live there and they would be annoyed if you said blanch ☺️.
    The whole area is very cliquey so I get why someone might think it's a dump. Not for antisocial reasons but because of puffed up folk.

    Laurel Lodge isn't posh at all! Both it and Carpenterstown have some teeny little houses.

    I didn't say it was posh ( but it thinks it is). The snobbery around the area always amuses me.

    Its not about size its about location. Or perceived location. Which is the same thing when it comes to price.

    Co-incidentally you have rated the houses in posh-ness, exactly in order of size of house. Probably price also.

    Roselawn is a 70's suburb estate long settled. The houses would tend therefore tend to be larger than similar no of roomed houses built later. hence why they might sell for more than same no rooms houses but smaller houses in LL, Carpenterstown. I would expect houses of the same size to be similar priced or more expensive in Laurel Lodge. Depends theres a lot of varerity in the housing in both areas.

    Incidentally the bits of Roselawn that use Castleknock as their address didn't always do that, it was changed, I'm guessing in the 80's. I remember the fuss about. At the time there were cattle in fields between it and Castleknock village. So it seemed even stranger back then.

    If you look at the townland map there are parts of Roselawn in Castleknock townland. It doesn't follow the canal. As the townland pre-dates the canal. Most locals wouldn't consider it Castleknock though, more Blanchardstown. But it would be considered a good area. That said locals would consider the Blanchardstown Village to be Blanchardstown. Not the shopping center. Locals would consider the boundary of Castleknock to be the canal but thats not technically correct either.

    The only draw back for Roselawn I would say (and its the same all over D15) is the traffic. Getting in and out of it at peak in a car. Especially over the bridges and train tracks. Depends if you are going city centre, or M50.

    Its a smaller Tesco. I'm not sure what you find poor about it. Its a bit average is what I'd call it. I don't find it ropey or dodgy at any time. Well I've not noticed anyway. Its late opening which is handy, but tends to be busy.

    From Laurel Lodge, live in Carpenterstown. Would happily live in Roselawn. Really nice area.

    I grew up here, went to school in francis xavier and coolmine, I shop in Tesco, get my hair and nails done there. I have never ever seen a drug or beggar in my life!

    Spent nearly 30 years living there and i never once saw a drug being sold, I really don't think we are talking about the same area. I am not saying there aren't drugs in the area but what area doesn't? In terms of safety I would say Roselawn is a very nice place to live and rear your children.

    <mod snip> It is a lovely quiet area. An older generation for the most part as most houses bought in the late 70s. Houses are very good quality (not like the houses thrown together during the celtc tiger). NEVER any trouble around Tesco in Roselawn.

    Short walk to Blanch Centre and close to public transport. The train is a great facility, into town in 25mins.
